Re-Purposing Space

The re-purposing of space is something we are frequently asked to look at, but the owners of this aged light industrial warehouse unit on the North Circular were somewhat sceptical of our ability to turn the ugliest of ducklings into a Swan, particularly given the Local Planning Policy.

However, after close consultation our application was met with great enthusiasm by the Local Authority and both neighbouring residential property owners and businesses alike and right at the beginning of the Covid outbreak we commenced work on site!

The project includes a complete strip out and re modelling of the total space including the rationalisation of structure and services and the addition of a mezzanine level. Internally the fit out includes new reception as well as WCs and showers on each floor, raised access floors to all office areas creating some 900m2 of high quality office space easily configured for single or multiple letting.

Even with the building in its current state the imagery produced by us for the client s letting agent has resulted in a number of interested parties and already a likely new occupant to take the whole building as a single let.

Internally the fit out includes new reception as well as WCs and showers on each floor, raised access floors to all office areas creating some 900m2 of high quality office space easily configured for single or multiple letting. 

Services will be completely replaced including a uprating of the incoming power supply, new electrical services and an Environmentally friendly Heating and Cooling systems. New underground drainage works have taken place for the relocated WCs and full data services are being installed.
